My first pick is 5 wooded acres in lush green MO at $6000 total price with electric on the road frontage.

http://images.craigslist.org/3k33m53...ee67a513e8.jpg

$6000 5 acres wooded land - Spring Creek Ranches (Gainesville , Mo) (map)

Here are unimproved 5 acres for your choice of whatever . Camping , set up home ... build a home , or ? Camp now and build later . Property has a slate bottom creek that runs right thru the middle of it . This property has JUST been reduced for QUICK sale ! Price now id $6000.00 for all 5 acres ! Property is located aprox 10 minutes from Bulls Shoals lake , ten minutes from Gainesville , MO and ten minutes from Theodosia , Mo . It is road front property and is aprox 1/2 mile off US 160 ( north side ) . I have come into a MAJOR situation where I need the money immediately , hence the reason for the CHEAP price for this land . I also have this listed with a realtor in the area and if you choose , you can have her show it to you at your convience . ( I live in the NE corner of Iowa and would NOT be able to come down and show it to you . )
I need this to sell and again , that is why I am selling it so cheap . This propery is in Tract #1 of Spring Creek Ranches - Gainesville , Mo . There is Electric access on the road front ( directly in front of the property )
If your interested in this property and have any questions , please call me at : 319 238 4046 - Bob
If you need directions to see the property yourself , or more pictures , or need the name /address/phone number of the realtor I have this listed with , also , please call .
Again , I need to sell this ASAP !

5 acres with owner financing...

Gainesville , Mo - 5 acres tree'd (Right off US 160)

http://images.craigslist.org/3n23k53...dbd20614fd.jpghttp://images.craigslist.org/3n23kf3...a06592125e.jpg

I have 5 acres of land located in the central south section of Mo . The town where the property is located is Gainsville . It is aprox 4 miles north of Moutain Home , Ar. It is right off US Hwy 160 , approx 5 miles west of MO 5 in the Spring Creek Ranches section . I am willing to finace if you need . ( aka selling on contract ) The price of $8500.00 is firm though . If we do a REAL ESTATE CONTRCT - INSTALLMENTS , then the following is a rough idea as to what you are looking at for payment , interest and downpayment : Again , this is only a rough idea . Numbers can possibly change with your situation . Call and lets talk . Total sale price - $8500.00 Downpayment - $3000.00 Monthly payments over a 42 month ( 3 1/2 yrs ) - $157.05 interest rate of 10.5 per cent APR These are rough figures , call me if you need to try and work on other downpayment figures , or another total monthly payment plan . If you are seriously interested in this property , you can call me at the following number: 319 238 4046 . My name is Bob . I will not post the exact township , range , or section here on CRAIGSLIST due to a LOT of scammers here . So , again , if you are seriously interested , please call , and I will be more than happy to give you any information you may need . Normally , I would not sell this property this cheap , just , due to my loss of my job and monies get tight ... that is why I am offering this property at this price . Yes , the property has a clear deed and I am the owner . I have owned this property since 2002 . For anyone local to the area , its in the DOVER HOLLOW area . The original plan for this was that my wife and myself were planning on moving there and having the land cleared and having a home build on it ( actully one of thos modular homes to be exact . ) but , things have changed , and we need the monies now . Again , if interested .. please call me . NO EMAILS .. there are TOO many spammers/scammers here with GMAIL accounts that want to buy everything from you with a FAKE bank check . So , the only intial contact , will be made via telephone . Emails or phone will be fine , AFTER the intial contact of phone ! NO EXCEPTIONS ! Sorry , but there are WAY to many spammers/scammers here . Thank you

Great thread, guys! :applause_

There is only one thing that will be missing...the foreclosed double wides and the beat up campers and porta potty communal living on leased land.

Are you sure you REALLY want to own your own piece of property? The other sounds like such a great deal! :no_ma:

That's what we did.

Don't bother with a doublewide, though, just get the cheapest single wide you can stand and look at it as a year or so of camping. Don't spend anymore than you want to chalk up to "rent", because the resale potential of either is quite low. Most people that can will buy trailers don't have the up front cash to pay you anything, and then pay the moving/setup costs on their end..which is usually several thousand.....they can go buy a new one, and have all that rolled into the payment.....so just be aware of limited re-sale potential.

Brought back memories of our first starter "home" - a fricken 12x60 $1700 used mobile home back in the early 80's. $40 a month paid for the rental lot and the water. We felt it necessary to finish our degrees and it paid off. Everyone ought to experience at least a year in a mobile home.

Good points all.

We may not even have to worry about resale if my mother comes to live on the property. We were thinking best case, well give it to her when the house is finished. Worst case is stay in the trailer and shell get her own smaller one.

My wifes family (parents and 2 of 3 siblings) will likley all be on the property too, doing the same thing.
